KUALA LUMPUR: COMPASS IP Sdn Bhd has signed a sale and purchase agreement (SPA) for a 14.6 hectare (ha) industrial plot at COMPASS @ Kota Seri Langat in Selangor, paving the way for the development of a large-scale data centre.
The purchaser, Global Data Infrastructure Sdn Bhd, is part of a global infrastructure development consortium specialising in data centre projects.
The planned facility will have a power capacity of 300 MVA and an IT load of 210 megawatts (MW), making it one of the larger data centre developments in the Klang Valley. Construction is expected to begin soon after the completion of the land transaction, with approvals in principle already secured, COMPASS IP said.
COMPASS IP director Datuk Stewart LaBrooy said Malaysia's strategic location, political stability, digital infrastructure and reliable power supply have strengthened its appeal as a destination for hyperscale data centre investments.
"The country's digital transformation initiatives and government support for the technology sector have created a highly conducive environment for the growth of data centre businesses," he said in a statement.
LaBrooy said that the increasing adoption of cloud computing and big data analytics, together with the mainstream deployment of artificial intelligence and machine learning, is driving a surge in global demand for data storage and processing capabilities.
"This has further accelerated the need for powerful hyperscale computing platforms across all geographies," he said.
The deal marks the full take-up of the 89ha COMPASS @ Kota Seri Langat industrial park, which was developed as a premium managed industrial hub under the Kota Seri Langat township.
COMPASS IP is a joint venture between Permodalan Nasional Bhd (PNB) through MIDF Property Bhd, Kumpulan Wang Persaraan (Diperbadankan) (KWAP) through subsidiary KWEST Sdn Bhd, and AREA Industrial Development Holdings Sdn Bhd.
PNB said the transaction reflects investor confidence in the industrial park's strategic location and long-term value proposition while supporting Malaysia's ambition to become a regional digital infrastructure hub.
Selangor has emerged as a key destination for data centre investments alongside Johor, benefiting from its proximity to Kuala Lumpur, established infrastructure and strong connectivity.
COMPASS @ Kota Seri Langat, Selangor's first green-rated, gated and guarded integrated industrial park, offers custom-built warehouses and factories ranging from 12,000 sq ft to 500,000 sq ft to cater to businesses across various scales.
With the signing of this SPA, the 89ha development is now fully taken up.
