THE three key factors to successful township developments in suburbs are connectivity, accessibility and liveability.
A good township development must also be long-lasting and sustainable, said property consultant Kumar Tharmalingam.
“If the township is located in a suburb, connectivity to the Klang Valley is important. Dengkil has good highways and (the connection is) getting better. It is also not congested. It has amore free environment. All you need is one row of shops in every 300 houses to provide the basic needs
and you got an ecosystem that works,” he said.
LBS Bina Group Bhd’s Kita @ Cybersouth is easily accessible via major highways including the Putrajaya-Cyberjaya Expressway via the Elite Highway, Maju Expressway, South Klang Valley Expressway, North-South Expressway, Damansara-Puchong Highway and Jalan Dengkil-Banting.
MALAY RESERVE LAND WITH GOOD PROSPECTS
LBS Bina executive director Datuk Lim Hock Guan said Kita @ Cybersouth is a development on Malay reserve land.
As such, its properties can only be sold 100 per cent to Malay Muslims.
“We took up this development as we are bullish about prospects in the area. There’s demand for properties in Dengkil and it’s coming from Putrajaya — where some people who live there are looking to relocate as the government administrative capital is becoming too populated.
“Some of them have been living in Putrajaya since the initial days when the administrative capital was set up. Over the years, Putrajaya has become too congested. People are looking for a better living environment to raise their children.
“They are looking at Dengkil as the next potential for growth and also because of the environment. Majority of the houses we launched in Phase 1, 2 and3were snapped up by residents from Putrajaya, Cyberjaya, Sepang and other neighbouring areas,” he told NST Property.
Lim said houses in Putrajaya and Cyberjaya are also getting too expensive and this has prompted many people who work there to look at Dengkil where properties are much more affordable.
He said Kita @ Cybersouth offers various types of properties, such as serviced apartments, townhouses and terraced houses, priced from RM338,000. The properties are about 20 per cent cheaper than other developments in Dengkil, he said.
Lim said the township is located about 20km away from Kuala Lumpur International Airport (KLIA) and Kuala Lumpur International Airport 2 (klia2), 17.5km from Putrajaya Mosque and 8.6km from Putrajaya Hospital.
Universiti Teknologi Mara Dengkil Campus, Heriot-Watt University Malaysia and Multimedia
University are located 1.4km, 5km and 7.5km away from the township, respectively.
“There will be more houses than commercial (units) in the township. We don’t want to build too many shops and cause (heavy) traffic.
“We want to build a community, an environment for peaceful living. If people want to shop, there are a few malls located within 6km and 22km,”said Lim.
The shopping areas include Dpulze Shopping Mall (6.3km), Aeon Big Putrajaya (14.3km), Alamanda
Shopping Centre (14.6km), IOI City Mall (18km) and Mitsui Outlet Park (22km).
“From Dengkil, it will never be too far away from anything we might need. We can find transportation hubs, hospitals, police stations and other public services in Cyberjaya and Putrajaya which are both just a short-drive away.”
LONG-TERM PLAYER
Lim said LBS Bina aims to become a long-term player in Dengkil.
“We are developing Kita @ Cybersouth which will take eight to 10 years to complete. We will continue to support the government’s initiatives by addressing the needs of the mid-range and affordable housing segment based on three core pillars, namely affordability, connectivity and
community.
If there is an opportunity to develop more land in Dengkil, we will look into it.”
He said the company has witnessed rapid developments in Dengkil as the area has benefited from the socio-economic growth in the southern Klang Valley corridor.
“As the Klang Valley continues to develop towards the south, Dengkil will be the next property hotspot. The houses in Kita @ Cybersouth are a great investment opportunity.”
Lim said LBS Bina hopes to see Dengkil becoming a mature place with Kita @ Cybersouth, which is set to become a community-centric township development.
